Purva Trivante (Kensho Hills) Overview

Purva Trivante is a Zen-inspired plotted development on 38.97 acres at S. Medahalli, with its K-RERA registration as Purva Kensho Hills and a provisional layout approval from March 2024 already on record. Also known to buyers as Puravankara Kensho Hills, it is built by Puravankara under its Purva Land brand, off the Sarjapur-Attibele Road in south-east Bengaluru, with 509 residential plots, 15 parks and open spaces and a dedicated clubhouse site. You buy the plot, Puravankara develops the roads, parks, services and clubhouse around it, and you build your own home once the sites are released. Purva Hallmark adds a same-city project reference for buyers reading the overview through product format, buyer profile, and what still needs document-backed confirmation.

Purva Trivante Design Theme

Kensho, as in the registered name Kensho Hills, is a Zen word for a first glimpse of one's true nature, and Puravankara describes the layout as a Zen-inspired plotted development. The theme lives in the shared landscape rather than in the plots - the outdoor plan brings a Buddha pavilion, a lotus pond, a rock garden and a tai chi court together with a therapeutic garden, a butterfly garden and a stroll path and nature walk, alongside 15 parks and open spaces that cover about 3.9 acres. The clubhouse, courts and play areas sit beside that quieter layer, so the everyday and the contemplative share one layout. The homes themselves are built by each owner once the sites are released, so ask Puravankara whether any design guidelines will apply to them. The full list of gardens, courts and clubhouse facilities is on the amenities page.

Purva Trivante Plots and Layout in Brief

Purva Trivante gives you a choice of land rather than a single standard plot. The registered layout has 99 plots sold as 30 x 40, 155 as 30 x 50 and 13 as 40 x 60, plus 242 odd-sized plots from about 713 to 3,399 sq ft, and the typical plot is the 30 x 50, at about 1,453 sq ft. A little under half the land is plots, the roads take 32.2% and the parks and open spaces a tenth, which works out to about 13 plots to the acre. Purva Trivante Registration and Approvals

Purva Trivante gives you a registration number and a layout approval to verify before you pay anything. The project is registered with K-RERA as PRM/KA/RERA/1251/308/PR/210324/006719, approved on 21 March 2024, with a registered start of 15 April 2024 and a proposed completion date of 30 June 2028. The Satellite Town Ring Road Planning Authority (STRRPA) approved the layout plan, STRRPA/TP/LAO/40/2023-24, on 16 March 2024. It is a provisional layout approval, so plots are conveyed, and khatas opened, only after the layout's development works are complete and the authority releases the sites.

What the provisional layout approval means for you

Your sale deed is registered and your plot's khata is opened after the release of sites; until then you hold an allotment letter and a registered agreement for sale. Building plans for individual plots are approved only after the sites are released and khatas issued, so the timing of your own construction follows the layout's works, not the other way round.

About a tenth of the land - an STRR land bank and three civic amenity sites - has been relinquished as a condition of the provisional layout approval, and the layout's roads and parks pass to the local body once the works are complete. That is why the land-use split shows more than plots, roads and parks.

Check the registration yourself at rera.karnataka.gov.in, and make sure every document you sign carries this number, before you pay anything.

Purva Trivante Status as at 24 September 2026

Purva Trivante is registered, has a provisional layout approval on record from March 2024, and is waiting for its next sales release.

As at 24 September 2026, Purva Trivante is registered with K-RERA as Purva Kensho Hills (PRM/KA/RERA/1251/308/PR/210324/006719), and its layout plan received a provisional layout approval from the Satellite Town Ring Road Planning Authority in March 2024; Puravankara currently lists it as not yet open for sale, and the next sales release and price list are awaited.

Here is what comes next.

  • The price list. A fresh price list is awaited with the next sales release. Puravankara's most recent listing, in March 2026, showed plots from ₹1.32 Cr onwards, without saying which plot size that applied to.
  • The plots on offer. Which plots the next release will include has not been announced.
  • Booking. Nothing is open for booking today, so no payment is due to anyone. When sales open, bookings are made against Puravankara's own allotment letter.
  • The works. The proposed completion date for the layout's development works is 30 June 2028, and the clubhouse follows the layout's final release.

Who Purva Trivante Suits

Purva Trivante is made for buyers who want to own land and build on it, with the K-RERA registration and the provisional layout approval already on record.

  • Families planning their own home on a long horizon. The layout's proposed completion date is 30 June 2028, and building plans are approved after the sites are released and khatas issued, so this is a plot to plan a future home around.
  • Buyers who want a registered layout from a listed developer. The K-RERA number, the provisional layout approval and Puravankara's listing on the NSE and BSE give you documents to check rather than promises to trust.
  • Buyers who value open space and a choice of plot. Fifteen parks and open spaces, a Zen-themed garden plan and plots from about 713 to 3,399 sq ft let you choose the size and setting that fit your plans.

It suits some buyers less well.

  • Buyers who need a home in 2026. You can build only after the sites are released, and the clubhouse follows the plots.
  • Daily metro commuters. The closest metro station is about 18.4 km by road, and the larger IT hubs are further still.
  • Buyers who need a firm price today. The next price list has not been issued.
