Road Access off the Sarjapur-Attibele Road

Purva Trivante sits about 1.8 km off the Sarjapur-Attibele Road. Sarjapura town centre is about 4.5 km by road, Indus International School about 2.3 km and SABIC's India Technology Center about 3.4 km. The location page has every distance.

What to Weigh at Purva Trivante

Purva Trivante suits a buyer with a long horizon, and these are the trade-offs that come with it.

  • A peri-urban setting. S. Medahalli is close to the Karnataka-Tamil Nadu border, about 16.6 km by road from Hosur - a place to build for the long term, not a finished neighbourhood.
  • The metro is some distance away. The closest metro station is Delta Electronics Bommasandra on the operational Yellow Line, about 18.4 km by road. The Yellow Line extension to Attibele is proposed - the state has approved preparation of a detailed project report; no sanction or opening date.
  • The big IT hubs are a commute. Wipro SEZ at Kodathi is about 13.8 km by road and Electronic City about 23.8 km. Visit at the hours you would commute.
  • The clubhouse comes after the plots. The clubhouse is built on its own site after the layout's final release, so it follows the plots.
  • No current price. The last listing showed plots from ₹1.32 Cr onwards without naming a plot size, and a fresh price list is awaited. The price page sets out the full cost.
  • Roads and access. The layout's roads and parks pass to the local body once the works are complete, and the approval does not allow access from the layout's roads to neighbouring land to be restricted - ask Puravankara how entry, security and upkeep will be managed after the handover.

Purva Trivante Sales Status

Where Purva Trivante stands on sales matters as much as its layout, especially if anyone offers you an earlier allotment. Puravankara reported bookings at Purva Kensho Hills after its March 2024 launch. Those bookings no longer appear in the developer's disclosures, and since March 2026 it has listed the project as not yet open for sale. Ask Puravankara how earlier allotments were handled and when sales will reopen.

Until Puravankara announces the next sales release, pay nothing that is not against Puravankara's own allotment letter. Register your interest to hear when the release and the price list are issued.

Purva Trivante Approvals Checklist

A plot is only as secure as its paperwork, and Purva Trivante gives you a clear set of documents to check before you pay.

  1. The K-RERA registration. Match PRM/KA/RERA/1251/308/PR/210324/006719, approved on 21 March 2024, against the register, and check that the proposed completion date of 30 June 2028 is the one in your agreement; the full registration facts are on the overview.
  2. The layout approval. The Satellite Town Ring Road Planning Authority (STRRPA) approved the layout plan, STRRPA/TP/LAO/40/2023-24, on 16 March 2024. It is a provisional layout approval, so plots are conveyed, and khatas opened, only after the layout's development works are complete and the authority releases the sites.
  3. Its renewal. The provisional approval was issued for two years, with renewal required if the works are not complete in that time. Ask Puravankara whether it has been renewed and when it expects the authority to release the sites.
  4. Sale deed and khata. Your sale deed is registered and your plot's khata is opened after the release of sites; until then you hold an allotment letter and a registered agreement for sale.
  5. Building on the plot. Building plans for individual plots are approved only after the sites are released and khatas issued.
  6. Land relinquished under the approval. About a tenth of the land - an STRR land bank and three civic amenity sites - has been relinquished as a condition of the layout approval, and the layout's roads and parks pass to the local body once the works are complete.
  7. Complaints. K-RERA lists no complaint against Purva Kensho Hills as at 24 September 2026.
  8. The number on every document. The allotment letter, the agreement for sale and every receipt should carry this registration number and no other.

A Purva Trivante resale before the sites are released is a transfer of an allotment, since the seller holds an allotment letter and a registered agreement for sale, not a sale deed or a khata. Under the draft terms, a transfer needs Puravankara's written permission and carries a fee of 2% of the price or the transfer value, whichever is higher, plus taxes, with no fee for transfers within the family; your signed allotment letter and agreement govern. Confirm the status of any 2024 allotment with Puravankara before paying a seller.

Purva Trivante Verdict

Purva Trivante is a serious option for families who want land in a registered, planned layout from a listed developer, to build their own home on a long horizon. The plot-size spread, the 15 parks and the Zen gardens give it character, and its paperwork can be checked. It does not suit a buyer who needs a home in 2026, or one who wants the metro or a big IT hub close by. Before you commit, get the new price list and cost sheet, ask about the approval renewal, the release of sites and earlier allotments, and see the site.
